Following the LJA engineering study and recommendations provided in 1995, the Texas Department of Transportation (TxDOT) is actively proceeding with the disposition of approximately 6,000 acres of land in Fort Bend County. TxDOT acquired the six tracts of land, located between US Highway 59, State Highway 6 and Highway 90A and within the jurisdiction
of the City of Sugar Land, in 1993.
The economic, engineering, environmental and market analysis provided by LJA detailed the
drainage and detention issues on each site, as well as wetland requirements. The objective was to
reduce risk for developers and optimize marketing possibilities.

According to LJA vice president Jim Moehlman, the 377-acre Tract 3 will go out for bid in the
summer of this year. Tract 5, with 328 acres, is anticipated to bid in the fall of 1998. The two
larger sites with the greatest interest-- Tracts 4 and 1-- abutting both New Territory and the
Grand Parkway, will be marketed in 1999. Both commercial and residential usage is anticipated.
LJA worked with eight different consultants to develop the disposition strategy and continues to
advise TxDOT as they negotiate with developers. Says Moehlman, "We're very familiar with the
opportunities and needs of these tracts. Our role is to help both TxDOT and the interested parties
get the most value out of the land."
