Avalon Nears Completion

LJA is entering the final phases of work on the 400-acre community of Avalon, located in Sugar Land, Texas. A project of Monarch Developments of Texas, Inc., Avalon will ultimately consist of 810 homes ranging from over $200,000 to more than $800,000, constructed on over-sized lots. The development currently has more than 277 homes occupied or under construction.

This upscale community's key feature is a series of six lakes which serve as amenities in addition to providing detention/drainage for the area.

Since 1995, LJA has been providing water, sanitary sewer, drainage and paving design, including levee and pump station construction management services for the community. The firm has been engaged on the Avalon project since the preliminary analysis and feasibility services.

According to Jeff Anderson, vice president of Monarch Developments of Texas, Inc., "The design and development of Avalon was accelerated in order to meet the demands of the builder and our home buyers. LJA did a remarkable job of keeping this award winning community on schedule."

Sugar Lakes complete
LJA completed services on Sugar Lakes, another Monarch subdivision in Sugar Land, during 1998. For this 800-home upscale master-planned community, LJA provided master planning, platting, surveying and engineering design and construction management on all the major infrastructure.

The highly amenitized Sugar Lakes community features oversized lots, extensive green belts, an impressive clubhouse property, and site landscaping with a value of more than $1 million.
