New Communities for Richfield Investment Corporation

Richfield Investment Corporation has hired LJA as primary provider of engineering services for two residential developments in the Houston area.

Woodtrace consists of approximately 2,800 acres of heavily wooded land in Montgomery County, 15 miles north of the intersection of FM 1960 and State Highway 249, close to Compaq World Headquarters and Tomball College.

The first phase of the Lakes of Woodtrace is planned for 218 homes and will offer a multitude of amenities, including greenbelts, lush trees with provisions for continued forestation, a planned recreation center, information center, and the centerpiece, 15-acre Decker Lake.

"We have been looking forward to developing Lakes of Woodtrace. The heavily wooded terrain and varied topography lend to a natural setting for the larger lots and for the trails and greenbelt system," states Pamela Culver, Development Manager of Richfield Investment Corporation.

LJA is providing design of utilities, paving, detention ponds and levees, as well as the wastewater treatment plant, lift station, water plants, grading plans and parking lots. LJA is also currently acting as district engineer for Woodtrace MUD #1.

This first phase of Woodtrace is currently under construction, with design for the next two sections scheduled for late 2001. Two additional MUDs are scheduled to come on-line as development proceeds.

West Houston Sees Grand Oaks Take Shape

Since 1999, LJA has been providing full engineering services for another Richfield Investment project, Grand Oaks. Located on Clay Road west of Bear Creek, the community is planned for A community recreation center is in the heart of the Grand Oaks community, offering features such as a lap pool, picnic areas and a playground. Nearby recreational opportunities include Bear Creek and Cullen County Parks.

According to Randy Young, Project Manager of Richfield Investment Corp., "Working on this project is very exciting. Current homebuilding activity in Oak Gate, the first section to open in Grand Oaks, has been good and continues to gain momentum. We are hopeful that future Grand Oaks sections such as The Preserve At Grand Oaks will be just as successful. We are confident that Grand Oaks will continue to grow into a thriving, family-oriented community, based on the quality of its location, schools, homebuilders, land planning, and engineering."

Construction has already commenced on the next section of lots. Groundbreaking for Grand Oaks Section One, which will be called The Preserve, occurred in early June. The Preserve will consist of 128 lots and feature amenities such as ponds and nature/park areas.

LJA is providing the design of utilities, paving, grading plans, amenity ponds and a future water plant and lift station.

LJA has also been retained as District Engineer by the Rolling Creek Utility District, which encompasses all of Grand Oaks within its boundaries. In this role LJA is providing engineering services for all water and wastewater facilities for the District.
