Since early 1994, LJA has been working in the Lake Jackson area in Brazoria County developing solutions to drainage and flooding issues and allowing for continued development.
Today, the firm is providing surveying, platting, design, and construction administration for repeat client Benchmark Investing, Inc. at Northwood Estates, a 138-acre development located at the northeast corner of FM 2004 at State Highway 288.
Planned for residences in the $250,000 plus range, on a total of 275 lots, the neighborhoods of Northwood Estates border a 20-acre lake, which will be deepened and widened to both enhance its aesthetics and allow it to serve as detention for the development.
The attractive, environmentally sensitive terrain features 100-year-old large oak trees, which the client wanted to preserve. LJA is accomplishing this through special lot grading and utilities plans. In addition, a linear park, part of the City of Lake Jackson park system, outlines the boundaries of the property. According to LJA Project Manager, Omar Escobar, "Northwood Estates is a unique development because it is designed around many of the site's large trees and the existing lake to preserve the natural beauty."

After completing a hydrologic study of the area, LJA has finished design and is overseeing construction on the first 94 lots. The second section of 78 lots is scheduled for completion in June 2003.
