Gloria Howell has more than 26 years of sustainable design and land development planning experience including project participation at all levels of coordination; from design through production of large scale mixed-use, master planned and community planning providing feasibility, preliminary analysis, and conceptual design, to final plan and documentation, agency coordination, processing of permits, plats and implementation of approved designs. She has prepared comprehensive due diligence as well as documentation to assist funding acquisition and marketing of projects. She performs both as a project manager and team member in a broad array of project assignments including livable community design, neighborhood design, land use planning and approvals, and greenways, trails and open space.
Gloria's project experience includes 19 years with The Woodlands Corporation as Senior Staff Planner and large-scale community planning for various projects in Arizona and Colorado. She performed site and regional analysis, fiscal and environmental impact studies and master planning on a 21,000 ac. development near Colorado Springs.
